I would like to rate a 10 star is there is one, Keith, David and Team, are highly professional team, works great as a team. We highly recommended them.
Our house is a little special; we are a huge townhouse with over 2000 sqft of living spaces very close to downtown Campbell. Major upgrades with previous owner and us.
The major issue of area is the schools; our schools have been continuous on downwards spiral over the last decade or so with the Campbell Middle the worst dropped to 3-4 out of 10 scores. That is one of the reasons we have to decide between private schools or move. We decided to move to get familiar with areas that we are eventually will settle.
The strength of the house, very spacious, very well maintained conditions, 3 minutes to community centers with all amenities, including swimming pools, track fields, and tennis courts etc. about 10 minutes’ walk to downtown. 5 minutes to Morgan park.
Our experience: as soon as we noticed the market is picking up really quick early the year after slightly slowing down in the second half of the 2016, we decide to move out early before school year end, and to hit the market in late April. To our surprise, we got a lot of traffic, but week after week, we were not able to get a viable offer, finally after 7 weeks, we decided to pull out the market. Week after week’s disappointment really drained us, I would not comment on our experience further on our first listing efforts here.
What we found very strange was, the same week when we listed, there was another townhouse listed with even worse schools than us (can you believe it), they are much smaller, with about 15-1600 sqft, they listed outrageous price by the standard of the time (April), we thought these guys were crazy, we would sell before them, but they sold in a week, we were on the market for 7 weeks, actually 52 days to be exact with no viable offers. We knew our house has potential, it was just not properly presented, so we decided to talk to these guys, they were Keith and David.
They immediately pointed our strength and weakness, and why we did not sell in this kind of market, we were not presented to buyers well, and we were targeting the wrong buyer pool. Wow, that was what we thought, we hired them right there. We have been targeting the wrong buyers, if they are complaining schools, then you should not target them, you cannot change the schools, if they have a budget issue, you are also targeting the wrong buyers, you do not want to stretch people too much, they will have buyer remorse almost immediately. people want to live in Campbell is the life style, is the convenience of living, you can reach all things needed with 5 minutes of driving or 10 minutes of walking, next to major express way and freeways, etc…..
The rest is history; we did a lite remodel with their suggestions, and taste? and under budget, because they really know what people want. We almost sold before even open houses; we got 6 offers with one open house, and sold on Tuesday for the following week. That is a pain free process.
House is like people, every house is different, every house has its personality, you need an agent with human touch, and know your house well, and know the market well, and most important know people well, I highly recommend Keith and team, you will not regret your decision, if you need further information to make your decision, please ask Keith for my info.
